Advice › How Long Does Probate Take in Wales
Once you apply, the grant of probate usually arrives within about 12 weeks (and often faster for straightforward online applications). But the whole process – valuing the estate, dealing with any inheritance tax, then selling the property – commonly takes 6 to 12 months overall. Probate in Wales follows the same England & Wales process.
The two stages that make up probate
“How long does probate take?” really has two parts:
- Before you apply – you value the estate, gather paperwork, and deal with any inheritance tax. For a complex estate this stage can take weeks or months on its own.
- After you apply – according to gov.uk, you’ll usually get the grant within 12 weeks of submitting your application, though it can take longer if the Probate Registry needs more information. Straightforward online applications are often much quicker.
What can slow probate down
- Inheritance tax that has to be calculated and paid before the grant is issued.
- Missing or incomplete information on the application.
- No valid will, which means applying for letters of administration instead.
- Disputes between beneficiaries, or hard-to-value assets.
You don’t have to wait to start selling
You can market the property and agree a sale while probate is being processed – you just can’t complete until the grant is issued (see can you sell before probate in Wales?). Selling to a cash buyer means the price is agreed and held, so the moment the grant arrives we can complete in days rather than adding months of open-market marketing on top of the probate wait.
Please note: this is general guidance, not legal advice. Rules can change and every situation is different, so always confirm your position with a solicitor or the official guidance at
