Selling a house on the open market in Wales typically costs around £3,500–£6,000 once you add estate-agent fees (usually 1.2–1.8% including VAT), conveyancing, an EPC and removals. Importantly, Land Transaction Tax is paid by the buyer, not you. Selling to us costs nothing at all – no fees, and we cover the legal work.

What it costs to sell on the open market

Here’s a realistic breakdown for a typical Welsh home (the average is around £212,000 as of spring 2026), compared with selling directly to us:

    Open marketSell to us
    Estate-agent fee (1.2–1.8% inc VAT)£2,500–£3,800£0
Conveyancing / legal£610–£950£0 (we cover it)
    Energy Performance Certificate (EPC)£60–£120£0
    Removals£400–£1,200Your choice
Land Transaction Tax£0 (the buyer pays)£0
    Typical total to you£3,500–£6,000£0

Land Transaction Tax is the buyer’s cost, not yours

Land Transaction Tax (LTT) is the Welsh equivalent of stamp duty – it replaced Stamp Duty Land Tax in Wales in 2018. It’s paid by the buyer of a property (to the Welsh Revenue Authority, usually within 30 days of completion), so as a seller it’s not one of your costs. You can check the current rates on gov.wales.

    What about Capital Gains Tax?

If the property is your main home, you normally won’t pay Capital Gains Tax when you sell, thanks to Private Residence Relief. If it’s a second home or a buy-to-let, you may owe CGT on any profit – the rules and rates are on gov.uk, and it’s worth getting advice.

Selling to us: no costs at all

When you sell your house to Property Buyers Wales there are no estate-agent fees, no legal fees (we instruct and pay for the solicitor) and no EPC needed. The cash offer we agree is the amount that reaches your account – nothing is deducted. Here’s how our pricing works.

Please note: the figures above are typical ranges for guidance; your own costs will vary. Tax rules can change – confirm your position with a solicitor or the official guidance at gov.wales / gov.uk.

    Common questions

How much does it cost to sell a house in Wales?
On the open market, typically £3,500–£6,000 once you add estate-agent fees (about 1.2–1.8% inc VAT), conveyancing, an EPC and removals. Selling directly to a cash buyer like us costs nothing.
Does the seller pay Land Transaction Tax in Wales?
No. Land Transaction Tax (the Welsh version of stamp duty) is paid by the buyer, not the seller, so it isn’t one of your selling costs.
Do I have to pay estate-agent fees if I sell to you?
No. There are no estate-agent fees, and no legal fees either – we cover the solicitor. The offer we agree is what you receive.
Will I pay Capital Gains Tax when I sell?
Usually not on your main home, thanks to Private Residence Relief. Second homes and buy-to-lets may attract CGT on any gain – check gov.uk or take advice.
